A break clause can be included in a fixed term lease allowing either the tenant or the landlord to terminate the lease early.
Exercising the break clause brings the lease to an end. However, when the landlord breaks the lease, legislation is in place that may allow the tenant to remain in the property after the lease has ended.

What is TUPE?
TUPE is an acronym for the Transfer of Undertakings (Protection of Employment) Regulations 2006. Where TUPE applies, employees automatically transfer from one employer to another with their terms of employment and continuity of service intact.
